LMD has launched the Christian A. Rockefeller Business Tower on Sheikh Zayed Road, an 87-storey Grade A office development that the developer says will become Dubai’s tallest commercial tower when it is completed. Construction Business News Middle East reported that completion is scheduled for the second quarter of 2031.
The height is described differently by different sources. LMD’s announcement and trade coverage, including Construction Business News Middle East, give 400 metres. The project’s own website lists the tower at 372 metres and 87 floors, and makes no claim that it is the tallest. The “tallest commercial tower” description is therefore LMD’s own forecast for the finished building, not an independently confirmed ranking.
The project
According to LMD, the tower is developed in partnership with Christian A. Rockefeller, and marks the global real estate debut of the Christian A. Rockefeller brand. Construction Business News Middle East described Christian A. Rockefeller as a sixth-generation member of the Rockefeller family. It reported that the brand is represented by Iconique Living Group, and that Devmark is the exclusive sales and marketing partner.
LMD describes the concept as the “hotelification” of office space, combining offices with the design, wellness and leisure offering of a luxury hotel, drawing on the developer’s experience in hospitality-led destinations.
Offices and amenities
LMD said the tower has four office collections and five dedicated amenity floors, including a spa, fitness hub, infinity pool and padel court, alongside cafes and dining. Construction Business News Middle East reported that two of the amenity floors are devoted to wellness.
At Level 87, LMD said, a sky business centre brings together lounges, podcast rooms, a ballroom and an Observatory pool overlooking the city. LMD said the settings are meant for everything from a morning workout to an evening corporate gathering.
The trade publication reported that the office collections are called Prime, Elite, Executive and Presidential. It listed the Prime offices as starting from about 1,077 sq ft and the Presidential collection as full floors on Levels 71 to 80. It also reported 23 elevators and more than 1,100 parking spaces, with common-area interiors by Bahrain-based International Design Associates.
Location
Construction Business News Middle East reported that the site lies between the Business Bay and Burj Khalifa/Dubai Mall metro stations on Sheikh Zayed Road. It put Burj Khalifa and Dubai Mall about five minutes away by road, and Dubai International Airport about 20 minutes away.
