Emaar Development reports nine-month revenue up 26% to AED 22.2 billion, while property sales stand at AED 26.2 billion against AED 52.9 billion a year earlier.
Emaar Development PJSC (DFM: EMAARDEV) said on Thursday its net profit after tax rose 24% to AED 10.8 billion in the first nine months of 2026, on revenue up 26% at AED 22.2 billion.
The developer, a majority-owned subsidiary of Emaar Properties PJSC, reported EBITDA of AED 11.4 billion, up 28%, a margin of 52%. The net profit margin was 49%.
Property sales were AED 26.2 billion in the nine months. In the same period of 2025, the company booked AED 52.9 billion, so sales in 2026 are about half the earlier figure.
Emaar Development said sales volumes reflected a “measured pace” and that it kept pricing and customer confidence across its communities.
Its half-year release put sales at AED 22.4 billion for January to June 2026. That implies about AED 3.8 billion of sales in the third quarter.
Net profit growth also slowed. It was up 43% to AED 6.7 billion in the first half, against 24% for the nine months.
Revenue backlog stood at AED 119.8 billion on September 30. A year earlier it was AED 120.4 billion.
Revenue of AED 22.2 billion compares with AED 17.6 billion in the first nine months of 2025.
The 2025 profit figure was reported before tax, at AED 9.8 billion. The 2026 figure is after tax, so the two are not like for like.
The company handed over more than 4,800 residential units in the nine months. More than 85% of active projects were ahead of schedule on September 30.
It awarded 23 main works contracts valued at AED 13.5 billion, plus infrastructure works contracts worth AED 4.3 billion.
Emaar Development reported a land bank of about 285 million sq. ft. on September 30. It also said it has more than 51,000 residential units under development, and has delivered nearly 85,500 units since 2002.
In July the company announced a collaboration with ADCB to offer financing solutions to eligible buyers of ready and off-plan homes. This includes mortgage pre-approval for off-plan customers that renews annually until handover.
On sustainability, rooftop solar capacity reached 1.08 MWp across The Greens, The Views and Dubai Hills Estate. The landfill diversion rate was 67.7% as of August 2026.
Mohamed Alabbar, founder of Emaar, said the results reflect “the progress we are making in turning plans into completed communities”.
The company said its presales pipeline positions it to handle market variability as conditions normalise. It also said that during the first half it announced plans for an AED 200 billion masterplan.
