  • Ellington Properties debuts in Dubai Hills Estate with Ellington House, delivering design-led apartments overlooking the community’s golf course
  • The handover takes place amid Dubai’s record-setting property market, with transactions up 40 per cent in the first half of 2025, totalling AED 326.6 billion (USD 89 billion)
  • The development has earned global acclaim at the 2023–2024 International Property Awards, winning Best Kitchen Design, Best Residential Interior Show Home, and Best Bathroom Design

Ellington Properties, Dubai’s leading boutique developer known for its design-driven approach, has begun the progressive handover of Ellington House, its first residential project within Dubai Hills Estate. The milestone marks a significant moment for the company as it brings its distinctive design ethos to one of Dubai’s most desirable master-planned communities.

The handover coincides with a period of exceptional performance in Dubai’s property market, where real estate transactions surged by 40 per cent during the first six months of 2025 to reach AED 326.6 billion (USD 89 billion). Against this backdrop of strong demand from international investors and end-users, Ellington House stands out as both a design-centred neighbourhood and a forward-looking investment proposition.

Ellington House presents a curated collection of one-, two- and three-bedroom apartments designed to balance form and function. Residents benefit from a range of amenities that prioritise wellbeing and community connection, including a leisure and lap pool, a pool spa with sunken seating, a children’s pool, and both indoor and outdoor fitness studios. The community’s social hub is the clubhouse, featuring games and children’s zones, while practical facilities such as golf lockers, wash areas and a dedicated dog-wash station add convenience to daily life.

The development’s character is further enriched by the Ellington Art Foundation, which has curated artworks across the property to enhance shared spaces and bring creativity into everyday living. Set against expansive golf course views, Ellington House blends tranquillity with accessibility, reflecting the broader appeal of Dubai Hills Estate. It has also been recognised internationally, securing three accolades at the 2023–2024 International Property Awards – Best Kitchen Design, Best Residential Interior Show Home and Best Bathroom Design – underscoring Ellington’s global reputation for design excellence.

Joseph Thomas, Co-Founder of Ellington Properties, said: “Ellington House reflects how we see the evolution of community living in Dubai. Homes today must do more than provide shelter; they must create experiences that are inspiring, functional, and inclusive. With Ellington House, we anticipated how residents want to live not only now, but in the future, bringing together thoughtful architecture, curated art, and lifestyle-driven amenities. This is the first chapter of our journey in Dubai Hills Estate and a foundation for the future phases already underway.”

Building on the success of Ellington House, the developer has launched Ellington House 2, 3 and 4, all currently under construction. Collectively, these projects reflect Ellington Properties’ long-term commitment to shaping neighbourhoods that are innovative, design-led and built for enduring value.
