Madhmoun: Verified listings are just the beginning

Ben Crompton, Managing Partner at Crompton Partners, discusses the new Madhmoun property listing concept, how it will enhance the sector’s global standing and how a good agent is still key to ensuring a smooth transaction.

The launch of Madhmoun (meaning “verified” in Arabic) marks a significant shift in the Abu Dhabi real estate landscape, and from where I stand, it is a great addition. At Crompton Partners, we have always advocated for high standards and greater accountability across the sector, so the move toward verified listings is something we welcome wholeheartedly.

Buyers deserve to know that what they see online actually exists, and sellers should be confident that their properties are not being misrepresented or buried beneath duplicate and fake entries. Madhmoun brings more transparency by requiring all listings to be verified by the owner and uploaded exclusively by licensed brokers. This move strips away the noise and gives serious listings the platform they need to attract the right buyers.

Of course, verifying listings is just one part of the process. Presenting properties with care and precision is where we see the biggest opportunity to add value for our clients. That is why we have built a dedicated in-house team focused entirely on listing quality. Each property we market benefits from the skills of a professional photographer, a videographer, and a full-time copywriter. These are not generic assets outsourced on a tight schedule, rather it is work completed with attention to detail, accuracy and clarity. We understand that presentation affects perception. When buyers encounter a listing that is thoughtfully crafted, it builds trust before a viewing is even scheduled.

Alignment with raising standards

I should also say that supporting Madhmoun’s mission aligns perfectly with our own long-standing focus on raising standards. The system prevents unauthorised individuals from publishing listings, and ensures every entry goes through a broker approval process. In doing so, it tackles a concern that has lingered far too long in our industry. When buyers lose trust in listings, the whole market suffers. Madhmoun is a clear response to that. We are fully behind it, and we are ready to go beyond it.

At Crompton Partners, we believe the best way to build trust is through knowledge and preparation. Every new agent who joins us undergoes a comprehensive two-week training programme covering real estate law, market fundamentals, customer service principles and practical sales techniques, and then completes the ADREC Course to become a licensed broker. We do not throw people in at the deep end and hope for the best. We make sure they are equipped to advise clients from day one. This approach has allowed us to grow sustainably and maintain consistently high standards across the board.

My own background is in law. I trained as a solicitor in the UK, which means I look at property transactions through both a legal and strategic lens. In our day-to-day business, that perspective feeds into everything from pricing strategy to contract structure. Our clients do not just receive a listing and a handshake. They benefit from clear guidance, accurate expectations, and a process that has been thought through from start to finish.

Our team is now over 50 agents strong, representing more than 40 nationalities, and that diversity is not just a point of pride, it’s a genuine advantage. It allows us to connect with buyers across geographies and cultures, from Europe to Asia and across the wider Middle East. We understand what different buyers are looking for and how to communicate with them effectively. And we bring international perspectives to the local market. That is a rare combination, and one we continue to nurture.

Madhmoun will do a great job increasing visibility across the most popular listing platforms. Bayut, Property Finder, and Dubizzle are essential tools for buyers, and Madhmoun enhances the reach of legitimate listings across all of them.

Still, exposure via listings online is not enough. To convert that visibility into real results, we combine strategic marketing with targeted outreach.

This data-led approach has been key to our success. In 2024 alone, we closed over 300 sales. That’s not by chance. Our packed order book reflects consistent, focused effort and a commitment to continuous improvement. As Madhmoun develops and releases more transaction data, we intend to integrate that into our reporting and use it to advise clients with even greater precision. Data is not a buzzword for us, it’s embedded in how we operate.

Our legal and regulatory compliance also plays a central role in creating a smooth sales journey for our clients. All our agents are fully licensed, and we are regulated by ADREC. This ensures every stage of the process, from valuation to contract signing, meets the highest standards of professionalism.
