A landmark LEED Platinum-certified office building and a bespoke medical complex are among the flagship developments unveiled under Dubai Healthcare City Authority’s (DHCA) AED 1.3 billion investment programme, aimed at advancing innovation, sustainability, and global healthcare investment in Dubai.
The announcement, made by the Government of Dubai Media Office on 12 October 2025, marks a significant step in strengthening Dubai Healthcare City’s (DHCC) standing as a premier international destination for healthcare excellence. The first phase of this extensive development plan will introduce a state-of-the-art LEED Platinum-certified office tower, a purpose-built medical complex, and supporting infrastructure designed to enhance operational efficiency and foster sustainable growth across the district.
Issam Galadari, Chief Executive Officer of Dubai Healthcare City Authority, said: “Our upcoming development plan, starting with these flagship projects, reflects our commitment to contribute to shaping the future of healthcare infrastructure in Dubai. By creating an ecosystem that attracts investments, including FDI, and fosters innovation, while integrating sustainability with world-class design, we are aligning with the Dubai Economic Agenda, D33, and the UAE Net Zero Strategy 2050. Through the ongoing development, we will continue to cement DHCC’s position as the enabling healthcare and wellness destination for the region and beyond.”
The LEED Platinum-certified office building, a first for DHCC, has been designed by the acclaimed architectural firm P&T Architects and Engineers Ltd. Encompassing 13,000 square metres over three basement levels and nine storeys, the building will feature flexible office layouts and ground-floor retail spaces, setting new benchmarks for green urban design and energy-efficient construction.
Complementing this, the custom-built medical complex—conceived by Dubai-based Design and Architecture Bureau (DAR)—will span 5,800 square metres and serve as an anchor project within Phase 1. The facility will comprise two basement levels and five upper floors, offering modular configurations for surgical suites, laboratories, diagnostic units, outpatient clinics, and administrative offices. Its shell-and-core design and integrated smart parking systems have been planned to ensure adaptability and long-term operational flexibility for healthcare providers and patients alike.
To further enhance accessibility and sustainability, DHCA will also develop multi-storey car parks featuring electric vehicle charging stations, Salik-enabled smart parking, and inclusive access features designed to improve convenience for all users.
Allae Almanini, Chief Operating Officer at Dubai Healthcare City Authority, added: “Our priority is to deliver infrastructure that enables growth and creates confidence for healthcare providers and investors. These projects will enhance accessibility, sustainability, and efficiency across the community, ensuring that DHCC remains the most attractive healthcare investment destination in the region.”
Construction on these developments is set to commence in December 2025, with completion targeted for November 2027.
