Prime Inspections & Snagging, a RERA-certified inspection firm based in Business Bay, is preparing to launch its own snagging app in Dubai later this year, bringing digital booking, defect tracking and report delivery into a single in-house platform.
The application, called Prime Inspections, was built entirely in-house. Engineer Mohammed Nadeem Maldar, the firm’s engineering manager, said it will take a property owner from the first booking through to receiving a documented defect report without the back-and-forth that typically sits between an initial enquiry and a confirmed site visit.

Through the accompanying booking portal, clients will be able to submit property details, choose an inspection type, schedule an appointment and track their report through to the final defect list.
‘Our goal is to give property owners a more convenient way to book an inspection, stay informed throughout the process, and access professional inspection services through a seamless digital experience,’ Nadeem said.
The firm says Prime Inspections is the first snagging application built in-house by a UAE property inspection provider. Photographic reports are issued within 24 hours of each inspection.
Assessments cover architectural, civil, mechanical, electrical, HVAC and plumbing elements. Inspectors use thermal imaging cameras, moisture meters, borescopes and electrical testing equipment to find concealed defects, including moisture ingress, substandard workmanship and thermal irregularities that a visual walkthrough would miss.
‘Technology should make the property inspection process much easier for the client, without ever compromising the quality of engineering assessment,’ Nadeem said.
Market timing: 65,000 apartments and 12,500 villas due by year end
The launch comes as a large volume of completions approaches. With 65,000 apartments and 12,500 villas expected to enter the Dubai market before the end of 2026, many buyers will take possession within a compressed window. The broader pipeline is larger still: a Reliant Surveyors Q3 2026 forecast put the city’s scheduled residential supply at approximately 177,300 units in 2027 and 123,700 in 2028.
Nadeem says buyers are increasingly choosing third-party inspection before handover, particularly those purchasing off-plan remotely, financing through a mortgage, or holding for investment rather than immediate occupation. For those buyers, a third-party report has become a common reference point before funds are released or a resale is finalised.
Two moments matter most in the inspection cycle. A pre-handover inspection is carried out before a buyer takes possession. A Defects Liability Period inspection follows shortly before the standard one-year warranty expires, using thermal and moisture checks to catch issues before the window to report them closes.
Under UAE law, a broader protection runs separately: developers carry responsibility for structural defects for 10 years from the completion certificate date, with defective installations required to be corrected within one year of handover, according to an off-plan dispute guide published by Chambers.
Nadeem, a Dubai Municipality-registered civil engineer and member of the Society of Engineers UAE, has spent more than 12 years on engineering projects and property inspection in the UAE. That background informs how inspectors are trained through Prime Academy, the firm’s in-house training programme. The same standard applies whether an inspector is assessing a villa, an apartment or a commercial unit, the firm says.
Services span new handover snagging, resale inspection, renovation inspection, water leakage inspection, thermal inspection and pool inspection, across Dubai, Abu Dhabi, Sharjah, Ajman, Fujairah, Ras Al Khaimah and Umm Al Quwain. De-snagging inspections, which verify that previously reported defects have been rectified, are also offered.
